The Legend Hill Phuket offers the simplest and therefore most popular form of land ownership in Phuket. Foreign nationals or companies can purchase land through a 30 year lease title, registered at the Phuket Land Office, renewable for two additional 30 year periods. There are no restrictions on villa ownership, and foreign nationals or companies can own 100% of the villa residing on the leased land.

Taxes and duties are split evenly between the developer and the client. These include:

Stamp duty 0.5%
Transfer duty 2%
Withholding tax 1%
Special business tax 2.8%

Thus, total taxes and duties for the client amount to 3.15% of the villa price, payable upon transfer. If purchasing through a leasehold title, the client will also be responsible for a land registration fee, 1.1% of the value of the land.

Ongoing expenses include a maintenance charge of 5,000 Baht per month per household which is used to preserve the development and to protect homeowners’ investments. The maintenance charge funds the following services:

Maintenance and staffing for the clubhouse; Maintenance and landscaping for all common areas;

Electricity and water for the clubhouse and all common areas;

Twenty-four hour development security;

Garbage removal and disposal.

Residents are invited to attend annual review meetings with the developer to assess service performance and upkeep.

Please note that residents are responsible for personal utility bills.
